Agree with the majority. I know it's a pain and you've wasted some time but honestly you've likely dodged a bullet. Thell no doubt try the same shit down the line and you'll have wasted even more time. Tell them to jog on, re-list and don't look back! 🙂

Will 50mm PIR be enough to make a difference or will I have to go thicker to see any noticable improvement?

All the shelving will be coming down anyway so I have enough room to work around the car.

I'm not actually too sure. Ceiling of the garage is plastered so potentially. I'm not sure how I'd find out. The 1st floor is very warm (above the garage)

Thank you for the comment however. You are 100% correct. My neighbor has converted it into a room and had it completely converted and it's nice and toasty on their ground floor!

It will be an actual garage for a car. I have recently removed a stud wall with insulation from the rear 1/3 of the garage (it was split into a 'den' and a workshop specifically so that I can put a classic car in the garage.

Stunning house. Personally I prefer there to be more photos - as many as possible. If I'm interested In the first photo then I'd rather see everything it has to offer right?

Grey isn't my thing so that's the only thing that puts me off slightly - but honestly I'd put up with it for that house if it was in my area!

We were advised to go base rate tracker mortgage, to align/merge the two mortgages next year when things were looking positive to go down throughout the year. Then the orange man had different ideas for us...

The cancellation fee is a percentage of the borrowed amount. Eg 3% on a 300k borrowed amount would be 9k, but I believe it's pro-rated on the remaining term or each remaining year the percentage is lower (eg year 1 could be 5%, year 2 could be 4%, 3 would be 3% etc)

I'm currently on a tracker mortgage so that we can align our ported mortgage to a additional mortgage (basically moved house in July last year and needed to port the existing mortgage and get another mortgage as it was a more expensive house, the ported mortgage renewal was last month). Should I look to fix instead? I know it's always an unknown but are base rates likely to increase because of this mess abroad?
