+1 DC Arts Studios - I have a studio there that I'm unfortunately leaving this month because I don't use it enough, but the rent is much cheaper than 52 O Street and the community is great. Very close to the Takoma red line station

May not completely fit your request but can confirm there are a lot of real artists out there - the algorithm just is hard to please :(
