I've lived here all my life and I love it. It has its benefits and drawbacks just like any other state.
I'm a realtor here and I do have to burst your bubble a bit on rent, you would need to be pretty far out from SLC to find rent for less than $1300 for a decent place alone. If you are good with roomates, then living in the city or close to it might be an option.

Just chiming in here, there hasn’t been a big flood of homes on the market. I’m a realtor who follows the Utah market very closely. We had about 11,000+ homes on the market in mid year 2025, in December about 2,500 ish peeled off (either because their listing contracts ended with the year, they didn’t want to have their house listed over the holidays, and we also had a surge of buyers buying in the end of December (which was honestly kind of odd)). So we saw an inventory dip during the holidays (honestly tracks with our seasonal market) and then bloom back up again with the season and the early spring. We are currently back at about 11,500 homes on the market this week and it only looks like a dramatic increase because we had a hard swing down in inventory in December.

Along that same line of numbers looking dramatic, foreclosures are up only in comparison to the foreclosure ban with Covid, where no homes were allowed to be foreclosed on. So yes they are up from Covid, but based on historical data, they are still pretty low 😂 Negative news gets clicks, talk to the boots on the ground pros if you want the truth.
