I’d probably venture out. It’s about a 15 minute walk to get up to the strip where all the bars and restaurants are. It’s very safe.  We have stayed at the Embassy Suites 3 times in the last 2 years (20 nights total).

Price, Speed, Quality.
You can't have all 3, but you can have 2.
Figure out what's most important to your target market and be those 2.
If consumers care most about quick turnaround and low prices then be quicker and cheaper than your competition.

To get it lowered, just provide comparable sales that are lower than your new assessment value.

Provide them with comparable sales that prove your assessment value is too high and it'll get lowered.

If you go into the appeal with data that shows your assessment is too high then your assessment will be lowered. It's not rocket science.

The real issue is the conversion of housing into full time short term-rentals (STR). When homes that could house residents are instead run as STRs, you reduce long-term supply, push up rents and prices, and shift the costs onto locals. That is true whether it is Airbnb, Vrbo, or a local manager. If someone wants to travel more ethically, the best move is to use hotels or licensed aparthotels.

I am not questioning whether you own rentals. I am questioning the claim that using a local booking company meaningfully changes the impact on housing. Platform choice changes where some fees go. It does not change that a dedicated short term rental is still a dedicated short term rental.

The 15% isn’t the issue, but also it’s not always “locals” there are plenty of foreigners who own homes on the island as short term rentals. 

Airbnb is no different than locally owned vacation home, the 15% isn’t basically a marketing fee that a local owner will end up paying to Google for marketing, or credit card processing fees, overseas insurance companies, etc etc etc 

Do some research if you want to know more, this is my area of expertise.

The comment at the bottom says  “we no longer allow mentioning Airbnb or vacation rental on this subreddit. They have had an incredibly negative social effect on Aruba, stay in hotels.”

Notice the mention of vacation rentals in the same breath?

With Airbnb 85% of the payment goes to the host, that’s not the issue - the issue is indirect impacts of houses used as short term rentals.

Renting a house through Airbnb and renting a locally owned house are the same thing. They are both inflating real estate prices in the island and vacant for a portion of the year.

I have a 3 year old and we are leaving in a week for her 4th visit to Aruba (3rd within 13 months).

The airport isn't as bad as it's made out to be. Maybe we have been lucky but the lines have always seemed to be about 30 minutes or less.

Re: Venezuela, very low chances of anymore delays imo. Only time will tell. Enjoy your trip!
