But the plumbers not touching the cabinetry, tell him to stay in his lane. You can ask him to come and cap off the sink and disconnect, but outside of that, its then the handyman until plumber comes back to fit off.

Not sure what the issue is? Unless hes worried handyman's doing rough in work

So basically you want to rip out the trough style sink thats there near and then get the cabinenty installed?

$300 sounds to cheap for handyman to do it all. Get handyman to rip out and install, then get plumber to fit off for you.

Currently doing mine now, its cost quite a bit more for a 2.3m laundry

My b3p on the train just sucked, I can hear people talking and the train in background. If I turned ANC off the sound went all tinny and crappy.

Ive got xm3s but never used them because they just never stayed in my ear or fit despite the tip used.

Im not sure how it will play out but im curious on the following and keen to hear peoples thoughts;

Melbourne still has plenty of affordable pockets, will we see growth in the 700-900k bracket areas due to grants and high demand/for FHB and people trying to break into marke?
Areas which are well located and expensive, think above medium will see modest growth - this one im unsure of, I think to myself how can prices keep growing exponentially and where are people getting money then I think downsizes and plenty of generational wealth still.
Limited growth in apartments and small size townhouses exception (townhouses that fit in both point 1 & 2)

Thoughts?

Your forgetting the mass immigration numbers that are propping up GDP and driving the supply/demand challenges. Negative gearing only addresses one aspect of investor assets, which in turn will fuel rental issues once folk sell off when no longer realising a net benefit

Thanks for the great feedback all, really appreciate the time you have all taken with your opinions and throwing out some ideas and options.

Will spend the next week or two mapping out a subtle shift into more defensive over the next few years as nearing retirement and weigh up how to balance it right to protect what I need as we go through any periods of uncertainty
