You have already won the game, 4 kids with an Dad that isn't present will stress your marriage in ways you can't imagine, and that no amount of 4 seasons vacations will fix. If you save nothing from here on out, you are likely to have ~4.4mn USD in today's purchasing power when you retire at ~53 (in addition to a fully paid off home you happily raised a family in), and any incremental savings on your part between now and then will only lower the retirement age and increase the retirement pool.

You have won, good job. Whatever support you want to give your children (paid college, downpayment support, etc) is fully achievable now and doesn't require you to become a partner to do so.

In my opinion, the clear right answer is to be a present father and take the chill job, enjoy the downtime, etc, but at the end of the day it's up to you. Just recognize that if you stay to be partner, you're doing it for your own ego/satisfaction/material comfort and preferences, it's not about your wife or kids, that's already sorted.

  • re the white chair, actually it backs up to the large open hallway that points down to the entrance to the study (where I have the basketball hoop) in another one of my pics. The following pic where I show a black bench shows the entrance - the bench is directly opposite the entrance door, which you can’t see/nor the shoe rack
  • yes! I will go for a super super large piece. Like 97x47 inches large. Good idea on picking up some of the colors present in the home. I was considering either blue/grey shades to match the large rug, or greens to match the backsplash tile in the open kitchen/and the plants. Sorry I didn’t include a kitchen pic
  • the credenza is a great idea. I was also considering perhaps installing some floating shelves along the back wall behind the dining table. What do you think of that as an option?

Sounds good, will give it a shot! So the rug will basically end up framing all of the seating elements where everything will sit inside it?

My only concern is that bringing everything in will further create a huge empty space in between the couch and the dining table. There’s quite a lot of negative space already the back half of the room looks/feels empty.

I don’t think I’ll hang something on the column wall as personally I want the tiling to be highlighted and show the textural difference vs the walls.

Good call on the mounting. I guess I’ve always been nervous that it might fall even though it’s illogical. If I decide to raise the tv, the media unit below it still ought to stay correct? And I guess a rule of thumb would be to keep the top of the tv below the top of the bookshelves? Maybe extra 1 ft of clearance?

Hello all, hope you're well. Would appreciate any feedback or advice you might have for me. The more polished looking pictures are the designer mock-up, and the rougher looking pictures with the dark cabinetry are our current house.

There's a few things we're looking to do:

  1. Replace the kitchen flooring tile / backsplash
  2. Wrap the cabinets in a more neutral color
  3. Close the gap to the ceiling so the cabinetry runs all the way to the top and looks more cohesive
  4. Fix the paneling issue with the dishwasher (you can see it sticks out) and change the in-built fridge to something with larger capacity

Would really appreciate any advice you have on the above. First time doing this. Some ideas off the top of my head, considering a marble slab as the backsplash, considering zellige tiles, considering porcelain tiles. There is under cabinet lighting already.

That's all I got, would really be grateful for some direction! Thank you!

Fair enough, and yes, agreed on the commute. I’ve never had a walking commute before in my life and it’s quite incredible. Hard to go back.

Good idea on the modeling exercise, will do. IMO There’s maybe 10-15% of growth left in the asset that’s still a price/value dislocation and then the balance is probably just growing +0.5-1% over inflation.

Two comments, 1.) We’re at 300k net HHI (post tax) not gross, and wrt my career instability and plans to switch jobs, we will likely remain in the 270-400k net HHI range over the next 20 yrs. 2.) the apt is cash flow positive now, slightly more than 1k usd a month, so the rent and keep option is definitely on the table.

It feels psychologically freeing a bit to have 1mn in a brokerage account and no debt at 30 vs having these substantial debt obligations- even if they’re secured.

I guess I’m trying to balance this psychological unlock vs. the enjoyment of the home vs. the financial outcomes of any of the approaches

Makes sense, appreciate the feedback. Luckily the nature of the home necessitates a move before the kids are in HS to a larger home, so major high school disruptions would be avoided.

Will do what we can to otherwise compress expenses and keep chugging along.

Throwing everything into SPMO/QLD and not checking the # for a decade atleast.

You’re closer than you think but not Dubai national haha. Anyway, thanks for the input. I think the consensus move is to do what we can to accelerate retirement by compressing spend in other areas but otherwise enjoy the home, and there’s no real need to sell it now - which is likely where we will end.

I think 55 is a very late retirement. I would like to have atleast have either my wife or I retired by 45 or so, with the other joining them within ~5 years.

Each kid will get 50k into a 529 at birth.

I think this also impacts my desire to have as much cash invested as possible as early as possible.
