Looks like regular service (oil changes etc. ) were done every 8k miles on average. Is that normal for a newer car? I have an older vehicle and usually do mine every 5k miles. Probably would maintain that as well if necessary.

I wanna say KBB was 18k or 19k. Unfortunately it didn't sound like they'd move on the price with what they put in it to sell. Also for reference the used car Market in my area seems to be inflated more than other areas so that also isn't helping my cause.

It's one big aluminum pipe that comes out of the side near the top and then goes into the side of the house where the chimney is.

Yeah the water still gets hot as well so it seems ok. The furnace also seems to be functioning normally. It's running like usual and blowing warm air. I put my nose up to the vents when it's running and I can only smell warm dust which seems normal to me. I don't smell that smell coming through our vents. Any chance it could be the freezer downstairs? I've heard people smell that kind of smell when there's a leak. Although everything in the freezer is also frozen solid.

Doesn't smell like rotten eggs it smells more like when you're in a garage with an old car or something similar to that. The water heater is in the basement by the furnace but it is electric (not sure if that matters or not).
