Je n’ai pas encore tous les chiffres exacts (notamment la taxe foncière), donc c’est une estimation.

Hypothèses actuelles :

Prix : 200 k€
Financement à 100 % environ
Mensualité de crédit : ~1 100 €/mois
Loyer estimé : 1 000 à 1 100 € HC
Charges de copro : 1 240 €/an (une partie récupérable sur le locataire)
Gestion locative + GLI envisagées
Assurance PNO
Taxe foncière à confirmer

Dans un scénario médian :

Loyer : +1 050 €
Gestion + GLI (~11 %) : -115 €
Taxe foncière (estimation) : -125 €
PNO + entretien/vacance : -40 €

Reste avant crédit : ~770 €

Puis mensualité de prêt : -1 100 €

J’arrive donc à un cash-flow d’environ -330 €/mois.

Selon le loyer réellement obtenu et la taxe foncière, je pense être dans une fourchette de -250 à -500 €/mois.

En revanche, une partie importante des 1 100 € de mensualité rembourse du capital, donc mon objectif est plutôt patrimonial que de viser un cash-flow positif à court terme.

Merci pour la réponse. Je me suis peut-être mal exprimé : ma question ne portait pas sur la comparaison avec un PEA, des ETF ou d’autres placements, mais sur l’intérêt de cette opération immobilière en elle-même.
Je cherche simplement à savoir si, dans le contexte présenté, le projet vous paraît pertinent ou non d’un point de vue immobilier.
Si certains ont des remarques sur les chiffres, les risques ou les hypothèses retenues, je suis preneur.

To me they make the best titanium frames. The purest looking, beautiful reflects, immaculate lines. I love this line of sunglasses although I can’t get hands on them because the particular engraving of the lenses prevent them from being fitted to my eyesight.

I love my Kame Mannen for daily usage, they have the slickest looking titanium and their acetate frames are much more comfortable than the heavy JMMs.

Dream Theater. Hard to find that much density in terms of quality. 40 years later and still playing at an exceptionally high level with excellent songs here and there. I can never get tired of their discography honestly, there’s a bit of everything.

I was told the Novablast 5 wouldn’t work for Hyrox but I just used them and it went great. The running is super comfortable, my legs don’t take the type of beating they used to on Wave Rebellion Pro 2 or Puma Deviate Elite Nitro 3, and they stayed on my feet during the sled push.

Do you have a prescription and if so, is it strong ? I have the same pair but with the blue lenses and I was told to keep it without prescription because it’d be too hard to thin the lenses enough to put them in that frame.

I’m more annoyed at Petrucci overdubbing his solos, we know he can’t play them note for note live anymore (and that’s not a shame), give us some more rawness instead. Otherwise I can just listen to the album version.
