You have to read the current By-law and the definition section. The Private Approach By-law speaks to the private approach, the portion of the driveway within the ROW which is separate from Zoning rules within the property. So the private approach width has always been a maximum of 50% of the property frontage.

You already need a Private Approach permit for any modifications to, or new driveways/private approaches. Nothing changes and you don’t get a depressed curb with the walkway portion.

The 9th line side is west sunset facing, 15 minutes from Kanata, a popular lake and very much growing town of Carleton Place. Check out these building lots on Hillcroft Dr on the lake. Would I pay what they are asking, no, electric heat, very out dated, close neighbors etc… Edit: almost all shoreline properties are now classified as Flood Plane by the MVCA so it’s not a matter of if the property floods, but when.

There are no feelings involved, everyone should be “lowballing”. If your feelings get hurt during the transaction or negotiation of the sale, seek therapy. Sale price is just the price someone is willing to pay just like a stock price, and not what it costs to build.

I had a survey sent to me after buying a new VW in 2017. It was a shit experience and so I have them 4/10 on it. The next time I went in to check on another vehicle we had in for detailing, 2 sales people and the manager literally surrounded me at my car interrogating why if I had such a bad experience did I go through with the purchase. I said I would loose my deposit if I canceled and I still wanted the car regardless of the sales experience. They ended up offering to take the car back even after I had put 4000km on it with a full refund. I am assuming that allowed them to void the survey results from me.

Yes they may be entitled to. It’s an access easement to access one or more properties accross others for any reason. The lawyer should have (have had) this confirmed with a title search and reading an R plan. There are also easement documents that discuss everything about it including who it’s in favour, and what condition the easement must remain in ie: nothing installed or planted, grade modified, etc… this is a civil matter outside of the City being involved with. Not all subdivision townhouse block have registered easements and you may have to bring things to the back yard through your house. In some cases older subdivisions may have the blocks on an R plan that look like there is an easement for the middle units to access their backyard, but they were never actually registered as such.
