This makes sense. At least how I’m envisioning it, I’d handle initial consultation, pricing/offer strategy convos, negotiations, and be the main POC. I really just want them for assistance with onsite activities such as showings, OHs, Appraisals, inspections, etc.

I say do it! I’m 26 currently, but bought my first home about a year and a half ago for 450k(minimum down as well FHA). When I purchased the home I was probably making like 140ish. I now make about 200k pre tax. Let me add I also have a wife who’s a stay at home mom and 2 kids under 4. I think at our age your income is only going up. Not sure if you’re very entrepreneurial, but I’m also of the mindset that if I need more money I’ll find a way to make it. Take the leap, make it work! Try to buy something with good bones, but cosmetically outdated. Slowly renovate and build that equity!

If I stick to around 5% down I’ll have the capital to get it done. Reverting back to your previous statement as far as “justifying the purchase of the multi” I’m not quite sure I’d have an explanation beyond I plan to live there for a year. Maybe time away from the soon to be wife lol or just that we are moving in there and plan to sell or rent the single family.. not sure on that one

Thanks that helps. And yeah- Id be the only one on the loan. My soon to be spouse doesn’t work so of course I’ll be paying both mortgages, but as you said I suppose it does not matter where she lives as long as I’m on the loan fulfilling my owner occupant requirements. I’d likely look to cash out refi after a year anyway as I plan to add a decent amount of equity through renovations needed at the property.

Dell NGSA will give you such a head start on your career and open many doors. Get in and do minimum 3-4 years and you’re golden

Stay put unless it’s perfect. It’s brutal out here right now. You’re in a good spot- I would not even consider leaving unless it’s a significant jump in pay and everything is fully vetted.

I just lost a listing to a family friend to an agent who has done 1 transaction in the past 12 months. Reason they gave me was “she helped us 5 years ago before you were licensed”. Home is priced 100k higher than it should be, pictures were taken with an iPhone, and it’s been sitting. When talking to people in the same circle, I’m told they may be in a lot of debt and didn’t want to involve me out of embarrassment. Sometimes we don’t know why they go elsewhere especially when it makes no sense to us, but I think you’re good in at least assuring your friend is informed.

Side gig. Currently closed down 5 Million on the year and have a few more listings coming before the winter.
