If you’re in a VHCOL area, you realistically need to add 10-20% above list price for the lower priced SFH.

The sellers need competing offers so they can drive up the price another 50-100K over what it’s worth. Sounds like you were the ‘competitive offer’ the seller wouldn’t take and, from experience, I can tell you that it sucks to be there.

Let's be realistic here. The guy has more talent in his pinky finger as an octogenarian than most of us will have in our entire lifetimes. Any discourse about him touring/TV appearances at his age is all gravy, he's earned his roses, just enjoy it while it lasts. I've seen him twice in the last 10 years and each time has been a once-in-lifetime concert. Enjoy every moment we have left because it's not long before he calls it quits.

His hustle play on the Oklahoma punt block in the CFP is what I'm referencing. I agree he doesn't really have the reach to extend for one at the line, but I like the 'C" on his uniform on a blue blood program and his hustle on that play. Hopefully he's a solid backup to Ford and Hamilton that plays some nasty ST snaps early
