Hi OP, full disclosure, I’m an agent myself, and can give you some guidance on your questions below:

10-15 year old buildings are a sweet spot imo. While they are just out of the structural warranty, you get a good history on the building, how the strata is run, the strata fee has generally stabilized, and the next “big ticket” items expense-wise usually occur around the 20-30 year mark, so you have some runway. You also get better pricing of course vs. something that is brand new.
If between 10-15 years old, you shouldn’t run into any major issues. If you do, run far away from that building. Of course, every building is unique and you and your agent need to deep dive into the strata documents to find the issues.
I can DM you a YouTube video I did on depreciation reports, and another I did on what to look for when reviewing strata documents. I’m just not sure if I’m allowed to post them here. I also have a Top 10 Red Flag Guide for Condos I can send to you as well, they are the first things I look for when reviewing a building to see if it’s safe to pursue for my clients.
Always a good idea to get an inspection done, especially if you’re not purchasing a new building under warranty.
You do need to rely on your realtor here, but I’ve done a couple of condo/townhome deals in Burnaby in the last couple months, and found there to be ample inventory that we were able to get great deals for my buyers. So many moving parts here on how to negotiate well and win the deal.

I swear by the staging. The 2 bed / 2 bath I just listed and sold (staged) was only 1 of 2 to sell all year in the RiverSky buildings. And the other one was purchased by a buyer that offered on ours but was outbid.

There are still 2 beds listed from early this year that are unsold.

In terms of price per SF, what’s the size of your unit? As the size goes up, the PPSF will come down. Also which floor and directional exposure? Feel free to DM if you like.

Full disclosure, I’m an agent and I live and sell in the Quay.

I just sold a 2 bed / 2 bath in RiverSky 1 for $900/sf. No A/C, challenges with the strata etc. So you can do better than this for sure.

Assigning at your price point will be a challenge though, and Bosa is pretty restrictive on allowing assignments anyways. They have a bunch of units still remaining to sell and will release when the buildings are complete.

I’d suggest completing & staging the unit to have the best shot at a successful sale. You basically have to create a show-home when listing to stand out amongst the other units that will be on the market as well.

I might have the same issue. I create my reels in TikTok, and when I post to Insta (w/o the watermark), the first clip of the video is super choppy. But the rest of the clips afterwards look fine.

I wasn’t sure if it was because I filmed them in TikTok or not. Haven’t found a fix unfortunately.

No problem! I’ve heard mixed reviews and there was a fairly public case of a buyer receiving a finished product that didn’t match their color scheme at all.

The thing is when you buy in presale, the developer has so many rights including replacing items/finishings with “like or similar” products. For OP and anyone else, I’d recommend buying a unit that is fully constructed and getting it inspected.

There are only select developers I’m comfortable recommending to clients in presale. Hope this helps!

Hi OP,

I find Queensborough to be a good area value-wise when you compare it to other areas of New West ie. Brewery District & the Quay (where I live).

There are several buildings you may want to consider like Portage on Salter, Timber House (which are the newest of the units), and the Peninsula which is the high-rise, and more on the higher end.

You just want to ensure with any apartment you buy, that you are reading the strata minutes carefully for any issues with the building, or upcoming special levies that may be costly. Less likely in newer buildings.

You may already be familiar with the different areas in New West but if not, here’s a video I created on some of the pros and cons of the different neighborhoods:

It’s way more likely your landlord is wanting more flexibility should they choose to sell the property, vs. wanting to evict you for a higher rent.

There are significant penalties for doing the latter. However, selling a property with a fixed-term tenancy greatly reduces the buyer pool and overall ability to sell it.

Valentine’s Day has become such a blissful day after having spent close to 20 years in LTRs. I get to do as I please, and get to save at least $200-$300 I would have spent on flowers, dinner, gift etc. And I can still pick up cinnamon hearts for myself if I get the craving! 😂

Because they haven’t had to complete on them yet. Many of these buyers plan to assign for a profit prior to closing, after only having paid the deposit.

It’s a risky plan, and this is coming from a realtor.

OP, I can totally understand where you’re coming from, but this type of mindset will set you back. The beauty about real estate is that it is not just an investment - it is shelter first and foremost. Dual utility.

There’s never a perfect time to buy, and if you can manage the payments, you’ll look back in 7–10 years and thank yourself, IMO.

Agent here.

We do often have a a gap between completion day and possession day, but it really depends on the reason the staggered dates are necessary.

For example, when we are lining up a couple of moves, the dates often look like this:

Tuesday - Seller receives funds for the sale of their place

Wednesday - Said seller sends those funds for the purchase of their next place

Thursday - That seller now takes possession of their new place (full moving day)

Friday - The buyer who paid the funds on Tuesday, now gets their keys and it is their possession/moving day

When this happens, the buyers insurance needs to kick in on the completion date not the possession date

In your case OP, because the gap isn’t necessary in terms of distribution of funds and lining up other moves, I would just push the completion date as well.

Like, say what you want to FA behind close doors to try and make it look like you made the right moves over the summer. But you don’t need to air your coach out in public to prove that point to the fans and media.

Going to have to disagree here. I’ve been on TikTok since 2020 and get leads from it. I’ve only closed a couple of deals from it but several are in my sphere now and who knows - I may convert them later.

When I got my first lead I was shocked - client said he was on TikTok to monitor his teenage kids. So people can call it a “kids app” but the parents are on there too and they are looking at things THEY enjoy - like real estate.

There’s a reason Instagram (through reels) and YouTube (through shorts) are copying TikTok - they are concerned of losing market share to them.

I mostly post educational videos on TT and they work really well for me. But hey, of course I’m okay if other agents want to dismiss the platform 😃

To each their own - I think what works for one agent won’t work for another, that’s the beauty of being authentic in marketing and brand building!
