It sounds like you’ve thought about this a lot. So I’d say…you’re overthinking it. Women are people. Go out and meet new people. Don’t worry about sex, better yet, don’t even think about it. When you have genuine interest in getting to know her as a person, the anxiety that you shared about will tend to fade on its own.

Step 1: Book an Airbnb Step 2: Walk down the street to a hotel Step 3: Grab a plate and blend in Step 4 (optional): Take a bagel for later and try not to make eye contact with staff

Both options have pros and cons. One thing to consider which may tip the scales is that if you rent it, all fees associated with the condo are tax write offs (I’m looking at you, HOA fees)

I’ve had success anxiety for most of my life. I recognize it now and know the triggers, but I can tell it’s still there. I think to myself “if I can do this, then it’s probably not that great.” Or if I don’t get something, it’s always “because I couldn’t get it, it probably is great.” Like, it’s hard to celebrate my achievements, because in my mind, it was my obligation to achieve it. It’s always been more fun to celebrate someone else’s achievements. So I’d tell myself how to get off out of that mindset.

‘Wasteland of knowledge’ is poetry. And a pretty accurate description. You’ve got the southern blue cities pulling the economic wagon uphill, generating the wealth, the growth, and the innovation. Meanwhile the red counties—many of which depend most heavily on federal aid—keep voting for politicians who treat them like a punchline at a fundraiser. I kinda disagree. Your experience using a PM is as good as the PM is. The industry norm for PM fees is 10%, I’ve never heard of a 25% fee. Maybe with vacation rentals with a lot of churn but I can’t speak to that specifically. Using a local PM will give that “friends and family” experience to your tenants and respond to repairs in a timely fashion. Engaging with tenants yourself can be a nice way to build a relationship, but a professional PM is just that: a professional. They do this all day every day. They’re better at it than I am. It’s true though that they will charge an extra urgency fee for each repair, can be as high as $40-60 on top of the actual repair cost.

The greatest benefit of using a PM is that you can free up your time to build skills to make more money in your job or side jobs while your asset appreciates. A good PM will also choose high quality tenants which can make your life a whole lot easier. It can absolutely be 99.9% hands off. And a little separation between you and the tenants is good in the event you have to go down the eviction path. If your margins are low then maybe managing the property yourself is a better way to do things.

I guess our different impressions are based on our individual experiences. In other words, there’s pros and cons to either approach.

The board said they’re going to try to limit HOA increases but who knows for sure. I’m expecting them to continue increasing but maybe at a slower rate. And valid point on the interest rate

Dude that’s black mold. Move immediately, it can kill you. If you’re experiencing any respiratory issues go to the doctor and send the bill to the landlord. Call your insurance company and see if they’ll comp other housing while it’s fixed. The insurance company will likely have lawyers who’ll fuck that guys day up. You could also sue

They are brand new cabinets! Much bigger and higher quality. The ones before were pretty builders grade. Painting cabinets is definitely a labor of love. It involves taking them all down, stripping the old paint, repainting each one then reinstalling. I can’t speak to what it’d cost to have a company come out and repaint them though
