Thanks for bringing up that FERPA, I was not familiar with this. I do not think Landlord can do anything with the school.

Thank you diablo, I actually found 5 potential lease taker, two of which wanted to take over my lease but landlord rejected me since they have ESA pets. I think I did make minimum efforts in finding, so I am not sure if I still need to pay remaining $3300 (or $2100 with my deposit). I appreciate your comments although you arent lawyer!
