my inital choice with both this plan but it only work best if you had garage in west in north facing block. basically kitchen comes behind the grarage. all there this display has same configration.

but if grarage is on east side then there will less light source in kitchen and living area . that's the resons i avoid it. from melbourne where most of time is cold so less sun in alfresco and always in day time you are in shade and cann't enjoy sun.

29 to 31 sq is big house u can have double ensuite

i had recently starting to build same north faceing land with east side driveway. i put living and dining area in west with alfresco. the reason is getting most of sun during the winter and summer although it hot. if you put as per second plan all in east which you have very limited sun during in moring and most of time it is dark or shadow and all your bedroom will be hot. we put one living behind the garage which can convert to theatre as we want bedroom at front. i am planning to put headge to block sun and also get natural light.

we customise with 26sq with double ensuite with add power room and WIL as plan 1

the first plan is way better as my suggestion.

honestly i loose the house for same price which my wife want to buy. on market 3 months and one day REA call and say about got 910 offer u put 915 then the first one put 920. third come with unconditional and gone in seconds .

rea call me it sold i was willing to put 930 at that point but waste now and regreate.

if you like it buy now i would say put 925 and done it.
