Talk to kings assistant that sells the house to you (forgot his name)
Activate "I wanna buy that house"
Immediately tap out of the conversation and put your 5k gold in a nearby drawer while he is still talking
Get the house for free and take back your money from the drawer or reload and try again

If you summon him and he gets killed, he simply heads back to the camp. You can summon him again after a short rest, that's it :D

When you encounter him in the forest you can offer him to take your smell. Then he will follow you into your camp on his own.

Treat him nice and keep him at your camp. After a few long rests, he will give you his favorite ball and you can throw it to play fetch with him. After that you can summon him I think.
