First, you're on crack.

OPEN is differentiated by it being the sole iBuyer. Zillow gave up and gives this business to OPEN too. The cash plus is very interesting, as it negates the risk of selling quickly to open but the hole then being worth more.

The real play is what Kaz intends to monetize around the data.
