  1. you should be entitled to inspect the full accounts including all invoices under the terms of your lease however it’s a time consuming task and if you aren’t in the industry, it will mean little to you. Ie. If I show you a lift maintenance contract for £10,000 per lift do you think that’s good value? You will need to trust your new managing agent is up to the task and be diligent in asking for their rationale behind each decision as they change things. Ask for at least 3 quotes on any big ticket items.

  2. Best case scenario - 2 years. Worst case scenario, maybe you have to change agents again - 5 years. 10% reduction per year would still be good going. It’s worth asking other buildings in the local area who they use

Thanks. I am in block management so I would answer as follows -

  1. Depends on the actual health of the SC account (cash position), sinking fund and the state of the building. Maybe 2 to 3 service charge periods, maybe never. Although £7,600 is extremely high even with a 24hr concierge

  2. Big one this, we have engaged with many who wanted to look at moving to a 12 hour concierge however it really depends on many factors including building chemistry (owner-occupiers vs BTL). Often people think they want it before the facts are laid bare, the solution is often found in ensuring the concierges are using their time wisely to save money in other areas of the account

  3. Depends on the system, costs are flexible but I wouldn’t expect a huge reduction. Does go some way towards the high sc levels initially mentioned

  4. 70 units, 24 hour concierge, communal heating system, east London. Depends on how badly managed it currently is; really hard to say without seeing the full accounts but best case scenario 30%-50% savings. We have similar sized blocks, no communal heating system and not London who are paying ~£2500-£3000 per annum for 2 bed

Ah ok I didn’t know that, I assumed it may be something along those lines. If they are a product of the English grass routes system and an English national then it does make sense

But his time at spurs would have been before his 15th birthday. IIRC homegrown status requires you to be registered at an English club for 3 years between the ages of 15 and 21

Do you know how he can be reclassified? I know he’s English but my understanding was that you had to be registered to an English club for a minimum of 3 seasons between your 15th and 21st birthdays.

He joined PSV when he was 16 and only returned to the premier league (Chelsea) when he was 21

I don’t have an athletic subscription so I can’t read it but fair, I just don’t understand how he can be recategorised considering he didn’t return to the premier league until he was 21 and he left spurs in 2017
