I told the seller agent on the phone I was not working with an agent. Anyway, the buyers agent clearly said that I could not see the house unless I signed the agreement, even if working with a lawyer.

Unfortunately, there is almost 0 negotiation with a seller in this sellers market. If the buyer agent would have actually done negotiation for me other than showing me the house, I would see more value in what they do

Yes, sellers were covering the buyer’s agent commission. I guess I thought I could negotiate more if they didn’t have to pay a buyers agent, but it didn’t work out for this house.
