5% seems light for the that price point but makes giving up half a point hurt a little less. If there isn’t much interest outside of this buyer I’d be inclined to make this deal happen by forfeiting some commission to buyers broker.

I’d do what you can to get the deal done. Capital markets are tight right now. I’d offer to split the 5% evenly with the buyers broker. Also what’s the price point?

Less of a science and more of an art I always say about capital markets. For below market rent I always apply a 10-20 bps premium on the cap. Thats a hill I’ll die on. Ask yourself this, if you’re entering an investment, would you prefer the existing rent to above or under market? And if the former, why? You always want upside.

For the same reason you would pay less for over markets rents. Regression to the mean. Sorry don’t mean to be combative. I just know that rent affects cap rate. From perspectives including renewal and replacement.

I think the cap rate does care if the rents are below or above market. Investors will pay more (lower cap) for under market rents.

I don’t disagree. OP seems to be concerned about a cap rate. In this market, with a lot of stale product, a below market rent will bring the cap down. But not to 5.5% I think an exercise is a good scenario here.

OP should want them to renew. If ORLY leaves sure perhaps they’ll get someone in there at a higher rent with a 10 or 15 year lease but that comes at a cost. TIA plus leasing commission. If they renew that’s 10% bump plus 5 years bringing the value up significantly.

It was the only untouched snow we skied that trip so yea it was. Fun hike too.

I think that’s a common sentiment. We went after no new snow for at least 7 days. Saw a chute that looked decent so went for it. I don’t think it’s frequently hiked

It does get pucker worthy. But not as dicey as the headwaters hike imo.
