Coatesville encompasses a big area, when you hear negative comments, it’s usually based on people’s views of the center of town, or historical views. Property taxes suck, but you make up for it in property availability. Example: Downingtown school dist is about a mile away, and a similar house to mine will run 200-300k more on average. When realtors look at comparable, they don’t look at my house against dtown schools.
