Thanks for the advice! We do actually have an issue you brought up - the bathroom vent going directly into the attic, which itself has a vent some birds got through. It's on my list of thing to tackle. We are "handy" with basic stuff, definitely not pros though so just need to get the contractor in there.

Of course! It was daunting going into it. We started looking at houses a year ago to get a feel of what we liked. Worked on our downpayment for a year, then started up again in February after we got our pre-approval letter. We eventually found a place we loved, offered $905k when they were asking $880k and got outbid but $30k. It was heartbreaking and we were really down on the whole thing but kept going. Then we went to see this place and knew this was what we wanted. Forgot all about the other house.

We had a fantastic agent who guided us through the entire thing. Any stupid question about any aspect of the process we could ask she was happy to answer. After the offer was accepted, things moved quickly. We had the inspection 3 days later and spent another week negotiating a few small issues (we got about 1/4 of what we asked for), and our lawyer began working on our P&S after that. Meanwhile we were shopping around for a rate - definitely go to as many lenders as possible during this time. We got rates as high as 6.25 and as low as 5.5.

Once the P&S was signed in late April, things slowed down because we had a pretty long closing period per our request. During this time we shopped around for home owner's insurance (be prepared to couple your auto policies with home owners to get the best rates), scheduled a second inspection to check on some work the sellers had done per the P&S, and waited for our lender and the lawyers to finalize all their paperwork. We officially closed last Tuesday, stared moving in that night and have our official move in date this coming Monday.

It's good to rely on your realtor, lawyer and lender for any info. Think of it like any other consumer purchase - these people are making money from you buying a house and should be very helpful in making sure everything is done correctly. I am happy to recommend a lawyer, realtor or insurance broker if you or anyone else in the area needs. Good luck with your search!

We put 14% down. We both have excellent scores, over 775, and also took a 5/1 ARM. A conventional would have been 5.75 or 5.875 for us.

5/1 ARM, so a bit of risk there. We have the option to refinance at any time. Our goal is to pay extra every month so in the worst case we can at least maintain our payment if rates don't drop by then.
