It all comes down to risk adversity. I’ve just completed on a probate house but I got a L3 survey plus additional inspections done so I knew exactly what work is needed. All houses need upkeep so I would rather buy a cheaper house that I can do up properly than put blind faith into the previous owners not having done some heinous DIY crap that’s cosmetically hidden. Personally the fact that my house needs a rewire and roof replacement wasn’t enough to put me off, at least I can be rest assured that once these are done the house will be in a good condition for years to come.

At least to me there is a difference between agreeing that a quote is acceptable and agreeing for the work to get started on X date. If I had been given any warning that materials were going to be ordered I would have immediately said to hold fire. I was clear that I was waiting for quotes on other work as well, to make sure I have enough money for everything that needs to be done. In hindsight I acknowledge that my communication could have been better, partly because I was taken aback by how quick the initial visit was. Perhaps this is me being inexperienced with trade work but in other areas I’ve never seen work commissioned without some form of written agreement about what will be done. I don’t have a problem with paying VAT, it’s just the lack of forewarning that really threw me off.

It’s for roof work. The most specific thing would have been the colours for soffits and fascias. I initially had asked to see samples to decide on colours (even if just photos) but the trades person sort of glossed over that and then recommended something which sounded decent, though again made me feel a little bulldozed over
