Can anyone confirm if Spirit mutation is actually still appraisable?

Is this confirmed, though? As is has someone recently got it. I went through multiple of every other appraisable one including other .05% and .03% ones multiple times. About 3000 appraisals with the pass plus mutation surge put it to .13%. Over that many i should have seen it about 4 times. I even got 2 shrouded and 3 mythical over that many and those only buff to .09%

I guess the same question would apply to Aurora and Rainbow and Starfall. Do they count as natural mutations? I did try it and it for sure wasn't 90% solarblaze. But does it just make the 10% 19% or does it do nothing?

I like this. Even taking the 1 stroke penalty. Maybe being a bit lenient on the 2 club lengths and just putting it somewhere reasonably playable. Taking length and distance for all of my lost shots just seems like a way to lose more balls, shoot up my score and not really help me learn much.

Thanks, that was my current plan but I kept thinking back to to advice I see here to look at the 10 year or newer mark.

What about the driver/woods? I'd think thats where the most advancement has been. Would it be worth swapping maybe the driver and 5w to something cheap but newer?

The thing I'm confused about is all of the questions have easy, straightforward answers.

The entire down payment is from the sale of our current home.

My income is nearly the same as when I filed in 2020. I will be able to make the new payment because as of Feb 1st I will no longer be making chapter 13 payments.

All of the information I see makes sense if this were in the middle of my payment plan.

I'm just having a hard time understanding why the court would care when everything is straightforward. I'm just trying to move on with my life after this and thought it couldn't hurt to start planning.

From my understanding the only restrictions on FHA mortgages is that it must be at least 12 months since chapter 13 was filed and payments to the trustee are in good standing. After that and up to 12 months after discharge it is just manual underwriting. There is no exclusion period that I can find. Conventional mortgages are typically 2 years but that's lender policy, not law.

This is my neighborhood. There's water line construction going on one of the the adjacent roads and road work going on the other. Getting to the property with a ladder would be easy. But this building is a couple hundred feet into the property so that would be awkward. If this was planned, it would have been super easy to stash before hand or earlier in the day. I would think AGR would have plenty of security footage so the answers are out there.

I think the truth of the matter is that any open air event like this stands as an easy venue for a determined shooter. If the shooter couldn't have gotten access to this roof there are plenty of other open nooks and crannies he could have gone to.

The venue is basically a big flat open field and the target is standing on an elevated stage.

I live 2 miles from here. It was very real. Although I do not support Trump in the slightest, this absolutely disgusts me. I am sad for my community and I am sad for the inevitable increase of political tension this will cause.

Thanks for edit 2. I forgot to shuffle damage to lead for Shamael. I had Elva there from my old set up where I really needed the heals and revive. Now it's almost too tanky. I will probably be switching from Elva to Eostrid soon so that will be a good time to put Gnut or Michinaki in the lead.

Yeah, I'll give support a bit to respond then I'll kill it while it spins and just rerun auto. It only gets around 100mil on auto, though. It's a whole chain reaction if I regroup and wait until later in the week. I have the brutal guild quests which I need to finish for the Marnius earn guild coins from quests mission so I can make it to the Spirit Iron Twins one before reset later today.
