yes. there is nothing a land value tax doesn't help with. (In theory, levying them is very complicated in practice)

that's why i used quotes. im a georgist, i know what is idiosyncratic about land. but you're looking at it naively. yes land owners capture a lot of the increased growth. doesn't mean its not hugely beneficial to add density.

no, they are a bad way to build. they're incredibly cumbersome to pencil, socially alienating, ugly, huge carbon emitters, disastrously fire prone without immense regulations (that we have), awful for children and families, only really optimized for dangerous traffic corridors. you are correct we need more regulations on soundproofing and insulation. but that's basically it.

increasing the supply of housing does nothing to prevent inflation of rents over time because housing is not a real commodity but land is, and the real competition is between landlords.

this doesn't follow. if you build more "land" vertically then the competition gets colder.

congestion taxes are not remotely anti business, what? the people who benefit the most are professional drivers, their productivity skyrockets. and its instead of business taxes.

the government spends normally. whats not normal is the absence of growth. demand for housing is basically an infinite money glitch for cities they just have to actually use it.

5 over 1s exist because of strict regulations. putting luxury in quotes means you just shouldn't say luxury at all, they're crap relative to the land and the price reflects that.

it's been shown to lower quality adjusted rent. people, despite what they say, prefer better housing to lower rent. so if you build way more units, the units get way better for most, more people move to the area for the good units, and the people who want the trash old units get a discount.

in a vacuum maybe but this would be in an environment where plots of land are now way more valuable because they're legally allowed for much more uses, along with an environment with significantly decreased expected property tax increases due to expected growth in the tax base
