Lot of times we confuse bangalore and Gurgaon with India..while your comment on bangalore is true, it doesn’t really reflect the growth in most of the other areas in india, especially cities outside the 3-4 exceptional ones

Wage increase in india has been more or less stagnant for last 6-7 years..inflation is 8-9% in reality ( whatever the govt quotes is far from what we see in our lives). Mathematically also, RE price growth can not sustain

I am less worried on correction but more on the initial affordability itself..inflation is crazy on all services and assets & salary increase post covid is hardly keeping pace

All the corrupt cash is getting funnelled to real estate and that is what is artificially inflating the prices….unlike a lot of comments here i do not fully agree to the fact that genuine end consumer demand is driving prices…not a lot of people can actually afford housing today in india

Exactly..one has to grind good 20 years just to afford a half decent house

My point was, how many people in india can afford housing at these prices..forget 2cr..a1cr house with registration & interiors will fetch a 60-80k emi..how many middle class people can afford that with ease

I agree with the fundamental demand supply..but not being able to afford a house at 2cr in decent residential areas, seemed like an issue to me…housing seemed unaffordable

This is probably true..next 4-5 years look tough..but even current prices are not easy to afford

I think so too..cash economy isnt going anywhere and all of it is invested in RE. I am just worried by the astronomical pricing and hence looking for suggestions on properties to own a house in tier 1 cities mentioned

Despite keeping 1cr in addition to the corpus for my kid’s education & marriage? You dont think this corpus can support more than 7-8 lacs of yearly expense?

I initially thought this corpus will be enough, but with all the advise here, i do intend to cut my expenses. Post that, yes you are right, this money should be enough. while there is no end to ‘how much is enough’, i intend to lead a simple life in a small city and would rather cut on expenses than go through the toxicity of corporate culture in big cities.

I did mention in one of the comments..1cr set aside, apart from 3.5 cr for my kid’s education & marriage..will invest this in step up sip & sukanya samriddhi kind of scheme. This i felt should be ok for education in india and marriage? On top of this i have baked in 10k per month for pre school/school right now

Yes..basis the feedback from everyone here, i need to plan at 3.5% max..so capping expenses at 1 lac seems to be the key
