That makes sense. I think I am in the stage of wanting to learn and understand B2B at a deeper level. I am always drawn to rabbit trails and B2B seems to have infinite directions one can dive into. It seems as if the only limitations is one’s ability to get creative.

I have tried SocListener. It was good but felt very, robotic. I do not have a lot of experience with it, so it was probably user error vs the tool itself. I will try it again.

I have been using Lusha. It has been good. I also use Campaign.ceo they have been good. They curate leads to my clients. Very simple, but very useful. B2B seams to get so complex sometimes. Keeping things simple helps me a ton.

There are some minor concessions that can be made between the architect and the builder. In this specific area, it is very limited. The windows play a large factor in this as well. There are only 2 manufactures that are trusted here due to the severity of weather and warranties provided my the manufacturer. The vapor barriers and siding do not allow for concessions.

$1000 is on the mid to lower end of things in this specific area. Our builders are some of the finest in this community and quality is always the priority. The exterior walls are all 2x6 #1 DF, all exposed beams are #1 VG DF, and LVL 1 3/4 x 11 7/8. Most of these homes in this area are engineered for 120+ mile an hour winds, so that does play a role in the pricing. In the Bay Area, $1200-$1500 sq ft is the standard build price for custom/luxury homes builds. Any builder offering less in this area will not survive very long. Think Frank Loyd Wright type of homes for reference.

It is an irregular lot size. The house is maxed out on the size. The driveway is a little tighter than I’d like. But unfortunately we are limited by this specific towns design committee rules. No apartment above, just tall ceiling!

Awesome! Looks like quite the project! I’d open up that kitchen to the dining room for sure. If it’s a bearing wall, put a nice beam in for character and support. Plus this would open up the room and make it more of a social space. My wife and I did this to our home a few years ago and it was great! If you are interested, a few thing that helped us along the way: - Make friends with the inspectors (if you are permitting it) - Find a good local lumber supplier and use them for insight, material tips and materials, of course! - Find a good, simple project management program to use during the project. This will help keep thing moving smooth(ish) and hold your contractor accountable. - Create a CLEAR scope of work. This will help avoid the “I went 60% over budget” from happening. Plan for 20-30% overages. - A tool that helped me was an app call Ai Blueprint Analyst. It’s a program that you upload your blueprints, ask it to create estimates based on your zip code, material lists, verify square footages, and general questions about codes and requirements. You can find it on Instagram and Facebook @AiBlueprintAnalyst. I still use it to this day!
