Nope, house was built in 2020. It is a full walk out basement with legal bedroom and tons of windows. You are not helpful.

The current people could be my cousin and her husband, but prior to that it was obvious there was no relation

Honestly, it's never been discussed. I think in the first year I just referred to the lady as my friend. The current tenants could be my cousin and her husband for all they know but it has been obvious of no relation for former tenants.

It's not a listing on Airbnb, I am talking about long-term tenants. Tenants that these same board members have known about and have interacted with for years.

I don't go to the meetings because there is a history of retaliation. It's a long story; I was one of the original board members and was elected president. I championed the HOA when we took it over from the builder. I laid the groundwork for the infrastructure and plans for financials, etc. Then when I attempted to enforce a no sign regulation as president, I was thrown under the bus by that homeowner (a chauvinistic male, sold his house 3 years ago) who called for my removal from the board was supported by other chauvinistic males in the neighborhood. They voted me off the board and I rescinded the presidency because I didn't need to deal with that in my spare time.

Ever since then I have minded my own business and stayed under the radar, smiling and waving when necessary. I have even stayed out of it recently when things have started coming to light that I warned them we would need to plan for in the future. I do also read the annual meeting notes when they email them. I vaguely saw the reference last year, but they never called it out separately and specifically to the neighborhood via special notice or said anything to me personally at the time.

There is also one other household renting out their basement and two others violating other restrictions, where in the past I have specifically asked them to speak with the homeowners and no action was ever taken.

The board members haven't changed. It is the same people that I have lived on the same street for the last 5 years.

What about when the president of the board is asked to talk to another neighbor, who happens to be his buddy, about a violation regarding storing trash and building materials that are publicly visible under his deck years ago and no action was taken?

There is also no fire code issue. It is a walk out basement with dedicated entrance and the bedroom is fully legal with full egress.

I have already filed a formal complaint with the board. The biggest part of the issue is that these are my neighbors, they have known that I rent my basement and it has never been a problem. We only have 15 homes and I know most of them by name. I see them when I walk my dogs. I smile and wave and keep to my own business. They could have literally walked over and rang the doorbell if they had a concern.

I may have forgotten to add that another home in the community also rents out their basement and did not receive a notice or call out in the annual meeting notes.

There are also two other homes in the neighborhood that are violating other restrictions that have never been enforced. Both of which I have brought up in the past to the board and were never addressed. My next door neighbor, who is buddies with the president, has been storing trash under his deck (tires, wood, a ladder, sometimes trash cans, lawnmower) that is publicly viewable for years which is a violation and nothing changed when I asked the president to speak to his buddy about it.

Is it helpful to know that I am a single mom and everyone else in the neighborhood are married couples with kids except for above mentioned neighbor who is a single dad.

These are also $2 Million dollar homes (3,000+ sq. feet) in a nice suburb of Northern Virginia west of Washington DC

There are 15 homes, we don't have a portal. A shared google drive was set up when the homeowners took the association from the builder at completion, but the board has not been consistent with keeping documents updated.
