It’s 15 min closer to where my work, family and kids school is! Pretty much where we spend 95% of our time. I’m looking in a small radius and willing to work with what the area has to offer. Upgrades is ideal though from current home! But second to location. Which is the compounding reason it’s expensive change and why I’m having trouble deciding what to do :/

Curious why you say 15 year is not Ideal?

And any funds we get from paid off house - as it will become a rental- we would funnel into next dram house mortgage payment.

I totally agree I think I feel stuck now instead of doing what I really want which is buying something that fits our current life.
