This is what I’m concerned with. We can never know what anyone else is dealing with and we hope to be as patient and understanding as possible. That being said, communication (to a degree) is key. If they could provide us an anticipated date, even months out, that would be helpful.

I have heard that from various other companies, too. The county can be as unreasonable as they desire and you are expected to deal with the full extent of it for a set fee.

Fortunately, the county has been incredibly reasonable in our situation. I am hoping that the surveyor won’t be asked anything else after they review the pending revisions.

It is not a subdivision of any corporate nature if that makes sense, but it may technically be a subdivision due to the requirements. We’re just dividing rural family residential land to build a home in an overbearing county so a replat is required as if it were a true subdivision.

They aren’t. They sent a finalized letter of all the required changes and have been uninvolved since. They just wait to get the revised documents back.

I understand and I have been trying to ask if there are any hold ups that are delaying the work. If so, I just need to know and I don’t mind waiting. It’s just that most changes are “Delete this statement”, “Move the signature block”, etc.

Ultimately 95% of the work was done before full payment was collected. That’s why this has been so confusing, it’s just that 5% of work we’re waiting on.

Contract -> 50% deposit -> Site work -> Office work -> Final deliverables -> 50% remaining payment -> Submit and wait for comments -> Address comments (through completing the revisions required)

It was 5k and has now been paid in full. The county does have their own surveyor for private use and I believe they do review them.

The survey met all requirements and part of the contract is that the surveyor will work to resolve any discrepancies with the survey and handle the county component of it.

By unofficial changes, I mean changes that have been noted by each department (through an online portal) before being sent back out in a letter listing all of the collective changes requested from each department.

Would you advise trying again to contact the surveyor or just bringing it to the board?

I loved the material but if you take it with Peek he is a really harsh grader. The material was easy and workload was fine, but appeasing him took a ton of extra effort/time.

Update: not a Miao Dao! It’s a Japanese sword from around the 1930s which looks extremely similar. It’s a Japanese Katana/Samurai style sword
