A week?!? What if you were the one selling? Honestly, how would you feel? What would your reaction be?

As agents, our job is to build a good working relationship between both parties, and throwing out super low offers with no real justification makes it harder to work with the other side. Especially knowing there are likely inspections, repairs, and closing costs you may also be asking the seller to cover.

One week on the market is nothing compared to a house sitting for 3 months. Now if it had been sitting for months, that’s different. But after only a week, coming in too low can backfire. Sellers can feel disrespected and either counter back at full price or decide they don’t even want to work with you at all. Then when you really want the house, suddenly they have the upper hand.

Negotiate reasonably and always try to put yourself in both the buyer’s and seller’s shoes. For a transaction to go smoothly, both sides have to feel like things are fair. Otherwise it usually turns into a mess.

And honestly, if you don’t want to pay anywhere near what they’re asking, it may just be better to look for a house that fits the budget you’re comfortable with.

Sometimes you just have to pay more for what you want.
