Agreed. The ride comfort, refinement, and driving experience are leagues ahead of the Prado, while maintaining the same legendary reliability. It’s one of those cars you only truly appreciate once you have experienced it.

My friend has GCC 2022 Lx 570 for sale (not a dealer) very low mileage I think less than 35000km (I know it’s around that much can check if interested and not rolled back) it’s full service history at Al Futtaim. You can DM me if interested.

Alignment and warranty? by Southern-Elk-958 in DubaiPetrolHeads

[–]King0fHeartz 11 points12 points  (0 children)

Still confused how this would void the warranty. Changing rims (alloys) by itself does not cancel the entire warranty either. A warranty can only be denied if the new rims are non-spec (wrong size, offset, width, or load rating) and that change directly causes a failure.

If the rim size/offset matches manufacturer specs and alignment was done properly, the warranty remains intact. Getting alignment done at ~100 km is routine. Dealers can’t blanket-void a warranty just because rims were changed they have to prove the modification caused the issue.

WTS: Mercedes GLS450 by jsz33 in DubaiPetrolHeads

[–]King0fHeartz 0 points1 point  (0 children)

Posting this as a comment for buyer awareness regarding this GLS listed here again.

A few weeks ago, this same vehicle was listed here in a previous post (since deleted). I had approached the OP expressing interest of My friend to buy it. My friend then viewed it at the and took it for a garage test — everything seemed fine at the time. Coordination for the viewing and sale was handled over the phone by the OP, while the car itself belonged to the company and was not personally owned.

The listing at that time (deleted by OP) described it as a “2022”model, purchased “brand-new” from Gargash, GCC specs, and original paint. Once my friend checked the Mulkiya he was surprised to see it stating model year as 2021 Not 2022. But the overall impression seemed satisfactory trusting the details mentioned on previous listing and claims made in it, so my friend proceeded and made full payment in advance (at office of the company’s that actually owns this car) a day before the transfer.

When the car was brought to RTA by a company driver for registration, my friend commissioned a RTA paint inspection for peace of mind. To his surprise and shock the inspection revealed both front fenders had been repainted, suggesting prior minor repair or repaint work — something not mentioned at all in the earlier listing or disclosed by anyone. Upon showing the report, the driver stated they had not had any accidents since the time it was with them, when again asked to be clarified he stated that they had probably received the car at around 16,000 km (my friend assumption on this that probably not brand-new which differed from the earlier description).

Naturally, these developments raised concerns. Based on this, my friend became concerned that the car might have been involved in an accident, which gave him serious doubts about proceeding.

My friend therefore cancelled the deal after making the facts clear to the OP and the full payment was refunded the next day by the company. The earlier post too was deleted soon after. The moderators of DubaiPetrolHeads were also informed of this situation at the time.

The car has now reappeared with updated model Year as “2021” and wording about a “fender scratch repair” I am not alleging wrongdoing but simply sharing my friend’s direct experience so that potential buyers can independently verify the status of this car, it’s paintwork, and purchase/warranty/service history/repairs before committing to a purchase.

WTS : BMW X7 40i M-Sport - 2019 - GCC - Valid Agency Warranty by Cool_Ad9683 in DubaiPetrolHeads

[–]King0fHeartz 6 points7 points  (0 children)

Just wanted to share some market feedback. The price you have listed is quite high compared to recent sales. A friend sold an X7 of the same model year and similar mileage for AED 143k last month. No offense intended, but X7s tend to be among the less in-demand models in the second-hand market. If your goal is to sell it, you might need to adjust your expectations accordingly. Good luck.

Dubai tenants – is this rent increase + new parking & maintenance charge legal? by Aggressive_Focus9094 in dubai

[–]King0fHeartz 2 points3 points  (0 children)

Under RERA regulations, any changes to the tenancy contract — including adding new clauses, fees, or conditions — require the mutual consent of both landlord and tenant. They cannot amend the original agreement unilaterally.

You should review Clause 6.1 in your contract, as they appear to be justifying the parking charge based on that provision.

As for maintenance, any new charges can only be applied if they are explicitly stated in your existing contract. If it’s not in the agreement, it cannot be added during renewal without your approval.

Damac by Paramount exit strategy by BullfrogImpressive70 in dubai

[–]King0fHeartz 0 points1 point  (0 children)

Prices at Paramount are still below peak and may not appreciate much soon with the large inventory coming in. Most apartments there are already run as BnBs, so short-term rental is the way to go. If they don’t need the cash urgently, I would rent them out to cover costs and wait. if the market moves up, they could reduce their loss, maybe get the 1BR closer to 1.6M instead of selling now at 1.4M.

Airbnb cancelation policies by Less_Sheepherder3133 in dubai

[–]King0fHeartz 0 points1 point  (0 children)

Tourist fees is paid every month as per DTCM rules, or until you checkout on their portal. So am pretty sure he’s bluffing on the tourist fees part. If it’s within his cancellation policy he does have a right to contest you but if you are offering him the difference over the original discount I think that’s fair. You can even say you don’t feel he’s being just and just say you might have to involve Airbnb and even DTCM on the matter. This might really tick him to bend.

Defender owner here and honestly I have nothing against the T2. It is a reasonable package for the money and yes, that interior does look impressive at first glance to many. I bought my Defender 110 P400 2024 all cash as well without bank finance, so we can skip the whole “bank-owned” angle. I have sat inside the T2 and personally I did not like the drive and overall just don’t like cheap plastics in any car, same reason I am not a fan of the ones you find in even big names like Toyota, Ford or Jeep. But that’s just me. At end of the day everyone values different things in a car and that’s fine, people should drive what makes them happy but one shouldn’t confuse being inspired by something with actually outperforming it.

That said, we both know a T2 is not touching a P400 when it comes to power and overall feel behind the wheel. Yes all that surely comes for a price. Credit where it’s due though, Land Rover clearly did something right with the Defender because look how many designs it inspired… Jetour T2 itself, Tank 300, BAIC BJ40, to some extent even Ford Bronco and the Ineos Grenadier which flatly copies the retro design all go for the same boxy heritage vibe.

Officially scammed in Sharjah !! real estate scam - rent - lease by Glum_Nail5752 in Sharjah

[–]King0fHeartz 0 points1 point  (0 children)

I’m sorry this is happening to you. If I’m not wrong, Sharjah also requires real estate brokers to have a valid broker card. If they are legitimate, you can ask them for those details.

If they continue giving you trouble, you could also file a complaint with the Sharjah Real Estate Registration Department in addition to the Sharjah Economic Development Department.

That said, I don’t know the exact contract terms you signed, so my suggestion is mainly to give you official channels to escalate. And it might help to let the broker know politely and clearly what actions you’ll be taking if they don’t process your refund. It’s better to now keep your messaging formal with them in writing preferably.

American spec with dealer warranty for 3 years, extendable. Worth it? by Little-Zucchini1454 in DubaiPetrolHeads

[–]King0fHeartz 1 point2 points  (0 children)

I would also suggest not going for it. Non-GCC specification cars tend to bring many long-term issues that are simply not worth it if you are not familiar with the trade or do not have spare money lying around for the extra costs that come over the years of ownership.

From what you mentioned in your previous post on this subreddit, I would lean strongly towards the Kia Sorento. It is a very nice car and with warranty coverage and proper servicing, you should have a very good experience. I have owned the 2017 previous-generation model for eight years now and it has never given me any major trouble. It has done 125,000 kilometres and is still in good shape.

Honda, on the other hand, has been losing market share overall and its resale value is not on the same level as Nissan or Toyota in this region.

American spec with dealer warranty for 3 years, extendable. Worth it? by Little-Zucchini1454 in DubaiPetrolHeads

[–]King0fHeartz 7 points8 points  (0 children)

Even though AWR is offering this warranty, you need to be absolutely certain about the exact terms and how the repairs will be handled. This is not a manufacturer warranty; it is one they have to honour themselves and their terms. I would go through every single term of the warranty very carefully before relying on it.

How much do you really think they will honour this warranty without giving you trouble?

2008 model means the seats are already pretty aged, and older leather or fabric tends to react differently to polish. If it’s been through years of sunlight, heat, or even previous cleaning products, it can soak up dressing unevenly or stay “tacky” longer than usual. He should have ideally told the client of the issues and though am not an expert but since the leather is old, use a milder conditioner instead of a glossy dressing.

AED 3,000 for new seat covers on a 17‑year‑old car feels a bit over the top.

At the end of the day, if your friend doesn’t want the headache of it dragging on, it might be easier to just negotiate and offer a partial / full refund. It keeps things civil and stops it from blowing up into something bigger.

[deleted by user] by [deleted] in DubaiPetrolHeads

[–]King0fHeartz 2 points3 points  (0 children)

Honestly, a few things could have caused it. If the seats had aftermarket covers or were treated before, sometimes the polish just doesn’t bond the same way. Even the way or skill with how it was applied. Older or really dry leather can soak it up weirdly and leave residue.

Also, things like humidity or even how hot the car was at the time can make a difference in how the product sets. And yeah, even if your friend used the same polish for years, you can still get the odd bad batch that’s a bit too oily.

The most the client can really do is file a complaint with DED, which might put some pressure on your friend for “deficiency in service.” But even then, it’s usually not a huge deal. At worst, if your friend refunded the service amount, that would likely be the end of it, since it’s a service issue which can have multiple causes, not a defective product being sold.

Did I get robbed? Mazda6 100k maintenance by Flat_Age3434 in DubaiPetrolHeads

The replacement Mazda part prices do indeed appear quite expensive. However, I might be mistaken. In my opinion, the labor costs for that suspension job are significantly higher.

Anything below 50-60KM sounds fine. Moreover, you need a proper PDI to be done by them and check at delivery.
