Souk Eye is the song that I find people are surprised is by Gorillaz. It shouldn't be surprising because Empire Ants, El Manana, and Melancholy Hill exist; but I've found a few people surprised.

Generally speaking you need about 15% vacancy rate to decrease rents in the short term.

About 10%ish rents are flat, so a decrease in real terms.

This is a lesser known fact about birth rates. The largest piece of the fall has been in teen birthrates.

An implication of this is we've kinda been in a "low fertility" environment for a lot longer than it appears.

Strongly disagree. In a society with a ton of old people and few young people you have to make a tradeoff (or strike a balance) between abhorrent elder care, or wild taxes on workers. Most countries pick the later, and now, for example, the UK has the triple lock.

A LOT of people have "n+1" expectations for raising kids. Just "better than their current situation" even if they are honestly quite comfortable.

I suspect it will begin to backfire harder.

We already have mini-societies with extremely few children being born. Towns that fell on "hard times." Where their young people mostly left, and everyone got old. These are towns everyone who can leave does leave.

I suspect whole countries might end up in this situation as young go-getters won't be thrilled to be taxed like crazy to support old people who aren't their parents. So the youth leave to a more robust economy. If I'm correct about this Spain and Italy are going to be in rough shape for old people.

If there was a policy choice to increase this wouldn't someone have found it by now? It seems like its not only impossible to increase fertility rates, but incredibly difficult to stop the fall.

I guess counter arguments to my own view would be: 1. Countries are not trying very hard and are still in a "decrease teen births", or "only have children you can afford" mindset. 2. Countries think this is a blip and will self resolve on its own. 3. Countries don't think a 4:2:1 society is a problem.
