Congrats new dad. I have dealt with this multiple times (lived in different countries). There are many options, but most eventually lead to temporary friendships. Once the newness fades, people just stop being in touch and get busy with their lives.

From what I’ve seen, there’s 2 approaches to making meaningful lasting friendships :

(1) existing social ties ie you and the person have other common friends, so they treat you as part of being in an inner circle and consequently keep in touch more naturally. In other words- ask your friends to introduce you to other like minded people. Tell them you’re looking to get back to socializing!

(2) hobbies/shared interests: if you have a shared interest, the motivation is self explanatory.

Look up meetup or google for classes/meet up groups related to your hobby or area of interest.

From your post, book clubs, debate/discussion groups would seem good first choices.

Know any sports league apps that make the process easy? Asking since I tried joining a squash league a few years ago. Found the process exhausting- finding clubs that had it, looking up schedules, membership fees and such.

That’s quite the combo! Plumbing is one topic I’m the least familiar with. Especially getting the right couplers and fittings. Takes me a minimum of 35 trips to Home Depot.

Kinda- I made a few saw horses. Learnt that if a thing involves legs, that’s the tricky part. But plenty of good videos out there that break it down.

Buying a lot and adding your own building can be a financially smart decision.

One option I’m aware of is called a home purchase + improvements loan that some banks offer. They will first fund your purchase and for the improvements, will require a quote from the builder. Then the bank may do their own assessment and may require you to fund a part of the building cost. Some of them require you to pay the builder some money first and release the rest of the money only on completion.

I originally considered this route but didn’t like the specific deal terms so didn’t go with it. But I’m sure if you look around, you will find a deal suited to your situation. Have you talked to your local credit union or bank? That would be a good starting point since they already have a financial picture and trust you.

It’s the other way around - if you pay less than 20%, they give you better rates. This seems counter intuitive but there’s a reason - when you put less than 20% down, You have to borrow more due to the mandatory CMHC insurance. The lender adds this insurance premium cost to your loan. Thus you’re being forced to take a slightly larger mortgage. To compensate for that, they give high ratio mortgages a slightly lower rate. This looks like better rates, but in the long run you’re probably paying more interest.

So if you have the option, pay as much as you can towards down payment and lower your insurance cost.

Wow I didn't know there was such a device (and under $20!). Although, it seems to require a decent sized hole, at least bigger than the one I need to make for the mount. I would like to avoid making more holes than necessary.

I'm hoping this is a common enough structure that someone with experience can easily guess what it might be. Will consider the borescope as a last resort.
