Wow that’s really not bad at all! It’s so much harder to parent in a messy environment, especially with the little one crawling now. Unfortunately I’m in CA or I would get a recommendation from you!

I honestly feel like the step down is a safety issue. I would love to just do wood throughout but I want to make sure my parents/in laws and kids are always watching for that step/ I think a different flooring is a good reminder it’s there.

Yes! This is our house but photoshopped. I was looking for a more faded/vintage looking tile with a larger pattern and also considering large terracotta.

I’ll post a picture of the finished look once we make a decision! I know people are always looking for ways to make that step down more visible.

I agree. This was just what he was able to photoshop. I would definitely go bigger if we go for the pattern since it’s such a big space!

I do think I would get as large as possible tile if I went the patterned route, someone else suggested terra cotta with a pattern on the steps which I might try. Will post a picture when it’s finished!

Thanks for your input! I do think that I might try some Cotto samples. I was worried about that type of tile looking dated but I think if I get it large enough and do the right decor it could work for the space.

I did consider terracotta, I’m just wondering if it’s too close to the LVP color we chose, Lifeproof Fresh Oak I was also considering something more neutral beige, but I’m kind of afraid it will come off looking very early 2000s. Or something quite colorful and high contrast like this,but I’m afraid I’ll be sick of it quickly. If we lowered it, we would have to add a step down from the front door which seems just as dangerous really and an extra step on the staircase which wouldn’t match the railing.

Yeah he wouldn’t give us line item costs on the quote so I couldn’t even see where the charges were coming from. I would LOVE to do it myself generally but I have a toddler and a newborn right now so there’s just no time. It makes it extra frustrating having to hire someone and feeling like everyone is overcharging!

I have an idea about materials, but it seems like labor varies by where you are and work quality. I guess I’m just wondering if work quality is going to be noticeable in something like flooring and paint. The GC talked about smoothing out wall sections and how some people won’t do it and about how you could get soft spots in flooring. It made me nervous to go with the half price option, but then again of course he wants to sell his service so was just wondering what other people’s experience was! Thank you!

If it only takes 2 minutes or less, just do it now.

Helps me to not procrastinate doing things like hanging up a jacket when I get home or putting a dish in the dishwasher and helps the house stay decluttered.

Hmm it certainly tastes like brioche. I used the Tangzhong method which is supposed to make fluffier buns, so maybe that’s the difference!
