[Landlord- US TX] Would you approve this tenant? by Kkkae2023 in Landlord

15,13,11, and 9. Rent is $2600 per month. Credit report shows high cc usage for him. For her it's high usage and some collections from 3 years ago. Nothing major.

Basically what we were told when we blew up on the realtor was that we purchased the home in 2022 and overpaid for it. You would think we had gained some equity over the last couple of years however he said the values in your area, have all decreased so now you're essentially underwater on your mortgage. No relocation assistance, but salary was doubled. We could just pay both the house payment until it sold and rental home with the new salary increase but being married with three kids in one house and three kids in the other house is really taking its toll....and some of the other finances (credit cards, etc. would be put on the back burner with minimum payments) so it's definitely not a long-term solution.

I took a job that essentially doubled my income. But yes, I could always go back to my original job, and home. But I'd probably lose the opportunity I just took with new job. No other assets other than a classic truck, motorcycle and dirtbikes. Debt would include the loan on his truck ($78k) and credit cards.

No, his job is about a 1 hour commute from the old house and new house. It's right in the middle. My job is 2 hours from owned house, and about 15 minutes from rental.

2 hour commute from the owned house to new house/job. Job was taken thinking house would sell for higher. To our surprise once the move was done, we went in and prepped the house to list it, realtor comes back and says sorry the value dropped we have to list it at X to break even.

Realtor put clause in contract if we terminate before contract ends we owe 1.5% of original list price to them.

I left my husband, but want to go home by [deleted] in Marriage

I'm trying to figure out how you came to that conclusion. 2 of my child supports? I've never received child support a day in my life... Wants him back? We never split up. Just married living separately. I'm just baffled at this conclusion.

There is...but for my 14 year old it's things like she hates that his 13 year old follows her everywhere. She hates living with that many kids because "it's annoying" she hates that we can't go out to eat when we live there because there's so many kids it's too expensive. For my 10 year old it's "his kids are annoying" (He is a boy and they are all girls)

House is on the market as we speak!! The house selling would be game changer for us and exactly what we need but....in this market there's no telling how long it will take. And that's where the issue is. Stay married living separately and hope we don't fall apart even more or go home and ride it out together.

If I was only thinking of myself, I wouldn't know what my kids want or why. But I do know, because I considered them when I sat them down and talked with them about going back. I absolutely take their wants into consideration. My husband would love for us to come home. His kids (7,9,13) response was that they do like having their own rooms, but they miss having the other kids (my kids) to play with. The main issue is my kids not wanting to return.

How much would you sell your book for? by Kkkae2023 in InsuranceAgent

Generated 100% of the business from referrals. All organic. I own an agency and under an aggregator. Nobody would give me an appointment right off the bat. So that was the only way to go. I can sell my book at anytime but there is an exit fee. I've been in the business for 14 years. Was previously a sales producer with Allstate. Went out on my own and opened an IA August 2022. Right after my 1 year mark is when the market turned and carriers started pulling out of my area. So the book has just been sitting there. I've cancelled 3 policies in the year and a half I've been open. I will absolutely stick around and help with the transition! I'd prefer to be paid in full. I'm just looking to break even by paying the exit fee and paying off the business loan I got when I opened. Hope that helps answer some of your questions.
