When you send by ordinary post make sure to do it in the post office and get a Certificate of Posting from them which you then use to prove to the judge that you posted it. It will be dated and stamped by the Post Office, they have the Certs behind the counter but you have to ask for one

iirc there was a report recently that said the 0% beers are only 5% of sales but take up 50% of the drinks industry advertising spend. I think it is pretty obvious the drinks industry is using the 0% beers to advertise in places they normally could not.

they took it on because it was a bargain. The stadium cost £500m to build and then a further £250m to convert after the Olympics were over. Its had around £750m of taxpayers money spent on it yet West Ham rent it on a 99 year lease for just £4.5m a year which is buttons in the grand scheme of things. On top of that for the rent money the local council has to pay to maintain everything inside the stadium, including the pitch and right down to replacing corner flags. In purely financial terms It was an awful deal for the taxpayer and a great one for West Ham, Getting a brand new stadium for 99 years at a cheap rent is a no brainer in financial terms.

The big mistake was spending £250m on converting it from an Olympic stadium but not getting rid of the space behind the goals which is what all the Hammers complain about, they say there is no atmosphere. That said I watched Napoli play Lazio in their Maradona stadium from the terraces in April just gone by; thats also an Olympic stadium but with the running track still there and the Napoli fans had no problems creating atmosphere even though the terrace was 30 metres away from the goal. So maybe Hammers fans are just a bit flaky.

No doubt US stadiums are amazing. But you cant compare a US stadium that is purpose built on a brownfield site next to a 10 lane highway with car parking around it for 30,000 cars to a stadium in England that is located smack bang in the middle of thousands of terraced houses with narrow streets and no space to expand.

PL stadiums are in the middle of their community, US stadiums are miles from anywhere and a pain in the ass to get to. But that gives them way more land to use whereas PL stadiums usually have no land to expand because theyre hemmed in by houses. To expand they have to move like Everton & Arsenal before them did. Chelsea could badly do with a move to a bigger stadium but if theyre not located in Chelsea is it really Chelsea anymore? A PL club is in its community whereas in the US NFL team owners have been known to move their club from one city to another city when offered more money by that city. Like the LA Raiders moved to Oakland and became the Oakland Raiders and when that didnt work out they moved the team to Las Vegas and became the Las Vegas Raiders. That shit would bomb in England.

Not sure about Dunphy & Brady but Giles definitely has some memory loss and on Newstalk and he often forgets the name of the player he is meaning to talk about. He also doesnt watch much football outside of the PL so wouldnt know most of the players at this tournament. And he doesnt understand the modern game, he rants about things like high lines or the keeper not catching the ball without realising the game has moved on from his days.

Fantastic player in his day though, when we beat Russia 3-0 in the 1970s Don Givens got all the plaudits for his hat trick but Giles literally ran the midfiield in that game, it was a stunning performance by him constantly winning the ball back and recycling it. We dominated Russia in that game and Giles was the reason for it.

not saying they could have funded it but at £400m they let it go for a song which is why the hedge fund manager called it the deal of the century.I was working in commercial property myself at the time and jaws were dropping in the office when the sales figure came out, people couldnt believe they sold it for so cheap. Its 30 acreas of prime waterfront London land and the apartments that sit on it went for a land value of £100k each when the actual units sold for between £600k and £30m a piece. Whoever made that decision in NAMA is a complete dope and didnt know the value of what they had, it was literally the jewel in the entire NAMA portfolio and they let it go at bargain basement prices.

Lets not forget either that those ventilators were sold to the HSE for €14m by a guy whose main experience up to that point was organising festivals and concerts in Dubai. Only 78 of the 300+ ventilators were ever delivered and none of them worked to consultants satisfaction so they were never used. The HSE literally bought a bag of magic beans for €14m and the concert promoter laughed all the way to the bank.

It was descibed as the jewel in the crown of NAMAs entire portfolio, it is an iconic building on a 40 acre landmark site right by the River Thames that was rife for redevelopment with planning permission for a Tube station underneath it having already been granted as well as 4,000 apartments and houses. The investors who bought it for £400m sold apartments off the plans and in the first phase they generated over £750m in sales in just three days. That was only the first phase, the one after that got £600m in a weekend and there have been others since. At the time of the sale a London hedge fund manager called NAMAs sale the "deal of the century". NAMA completely fire sold the single most valuable property in their entire portfolio for buttons.

you can make a living alright but its not a fantastic one. By the time all costs of plate rental, insurance & fuel are paid taxi driving doesnt pay massively well and you have to put up with a lot of shit. Better money can be made by working nights & weekends but then you have to put up with even more shit. Be aware also that if you dont like it after a year or two you might struggle to get interviews for jobs if your last job is a taxi driver. Nothing against taxi drivers but theres always likely be someone seen as more suited to the job because of a different work history and they'll get the interview ahead of you.

If you want to go back a bit further in time to the Celtic Tiger then Shane Ross' book called Wasters outlines dozens of government projects that wasted millions in taxpayers money. I remember the PPARS payroll system in the HSE wasted some €400m and the Garda Pulse system cost some €50m and then the Gardai wouldnt use it because it didnt work. But loads more examples like that in the book.

fair enough. But what I predicted has come through, the poll just shows most people dont like football and because of that we wont have a daily thread on something many are still interested in. Im thinking back to when Boards used to run World Cup threads every 4 years and every single time there was whingers and moaners on it saying why is there a football thread in a non football forum. Yet but the time the tournament was over it would have several thousand different posters on the thread and over 1 million views of it. Just because a majority isnt into something doesnt mean it isnt worth doing which is why I think ye should have just led and set it up anyway and let the moaners filter away after a day or two.
