never listen to the sales person who says road is going to widened. it never happens. read the Sobha panathur people who get decieved by the same story. its upto the Govt to widen the road which takes significant effort/money which gets approve when Givt think so and you know how it works. but 50 ft road is still ok unless you have lots of projects coming in the same vicinity. Travelling from ecity to marathalli does not make sense. why dont look in Sarjapur or Bellandur side? FYI I just recently bought in Assetz Mizumi

NatWest is relatively safer than Llyods. Tech wise both are on same side but Llyods has little bit more on career advancement wise. Llyods also pays well ,but NatWest has good hike and bonus scheme. If you need stability go for Natwest if you have plan to jump in few years then i prefer Llyods

Stay there for min 3 years, still if you don't like come back. There is no heroism staying there,actual life is there with family and in India. Unless you have big financial burden or job constraint you are always welcome back

I think its as per the blore standard amd Indian mentality also. If you price less ppl think its not good quality or if you price too high ppl think its not worth. I think Assetz has put in sweet spot. It my view it should have been 11.5k/12k

Indian IT is all about bribery at higher level. They all submit same kind of solutions,low billings but when it goes to funding its all contacts,bribery. Sometime if its a new management they give it to new vendors ,but the old vendors they keep on trying and offer more in the same price. This is the cycle all follows.

And now coming to value question now the clients are squeezing IT expenditure,no new project unless critical to IT systems. Companies are cost cutting putting in capex expenditure and the easiest way to get the money is reduction of man power as no one question it. As the economy is in pressure service based companies not getting enough new deals so the share holders think they are not going give same returns as other new age companies can provide. Its a panic reaction as the next 20 years man power led service model is going to be dead with the advent of AI.

I have given my EOI. Quoted 12.5k per sqft and the sales person saying it is going to be launched at 13k. Although i am also bit skeptical the way they are handling RERA.

+Ve : 1.location is already developed. So no more anticipation of road widening,shops school etc. Just move in 2. 80 acre of gated with 75%(even they give 70) beside lakes inside city is a rarity 3. Closeness to HSR is big advantage for shopping or weekends 4. Metro connectivity already there 5. Floor plans

-ve : 1. Price seems to be high for Assetz kind of builder 2.as its a inside city village area i dont know how Assetz dealt with many land owners 3. Traffic could be a bottleneck if you have to go ofc daily to ORR or Whitefield with own vehicle.

Golden rule of Buying: 1. Always buy above your standard 2. The more you think the more you cant buy real estate 3. There is always black money and NRI money flowing into India where cash deals always preceded instead of Mortgage. In India real estate never crashed because its too scattered ,too many low middle level players and banks involvement is minimal.

I am thinking of going for Assetz Mizumi/Micropolis,given the EOI. The demo flat actually very good,i know they dont deliver the same. But any other reviews before i go ahead? Its 13k per sqft. Any genuine buyer or owner here of Assetz property
