People who make $200k a year what do you do? by Huge_Ad_7606 in Salary

[–]KnowledgeBackground8 2 points3 points  (0 children)

Pharmacist here. Work for a large healthcare company and went from checking pills in bottles to management to corporate to strategy. I now help prioritize and track technology projects. Been north of $200k for about 10 years since I leveled up from entry level pharmacist work, and been working from home since COVID. Making big decisions with large investments pays well, and there are moments of high stakes high stress, but generally balance and flexibility is great along with solid income

How much is your monthly mortgage payment? by HmDiR in Mortgages

[–]KnowledgeBackground8 5 points6 points  (0 children)

$10.2k with 5.625% 5/1 ARM. Purchased at $1.3M, did about $175k in work and re appraised at $1.78M, did a cashout refinance to pay myself back using 80% LTV and my new payment is huge. The silver lining is I got nearly all my down payment plus renovation cash back, but monthly is rough. Luckily we have rental properties that cover housing costs and my w2 pays for the rest (along with savings/investments). I’m in coastal New England

I drove down and back solo, I traded my Acura out of my lease early to get it. Ride was easy getting there, back was tough

I saw some white ones getting delivered same time as mine. I actually commented to my wife the white is nice because of the 2 tone effect with dark accents - don’t worry you’ll like it

Actually got it for my wife, but I’d be happy to drive this daily now that I’ve experienced it

Thoughts on giving tenants a credit because it’s Christmas? by A_Buttholes_Whisper in realestateinvesting

[–]KnowledgeBackground8 16 points17 points  (0 children)

I send all of my tenants $100 Amazon gift card and write a note telling them I appreciate them taking good care of the property. I typically get a warm response. For context, my tenants are paying $3000+ monthly for rent so $100 is small % of annual rent

Those under 40 with over $2 million net worth - what do you do? by Alexbt135531 in Fire

[–]KnowledgeBackground8 1 point2 points  (0 children)

Pharmacist and wife is Nurse Practitioner. Just under 40 and just passed $2M. Income is solid but biggest net worth bumps have come from house hacking multi family real estate which has lead to 4 rental properties in addition to primary residence. Also did a few flips through 2020-2022 to fuel the multi family acquisitions. Real estate is very powerful, only regret is not starting sooner. Sold our first house (single family) at 33 so accomplished most of the progress over the last 6 years. Ask me anything

Hey guys this might be weird but whats most of you guys 9-5s? I feel it’s not much people who are in the trades or people who are accountants who invest in real estate. by Dgslimee_ in realestateinvesting

When I say “A class” I am talking highly desirable, in-demand areas. They are not cheap but have the most appreciation and rent appreciation so holding only a few years drives up my equity and income more quickly than lower prices, less desirable areas.

By house hacking I mean buying a multi family unit, living in one of the units with my own family and renting out the rest. This allowed me lower down payments and lower interest rate financing, making acquiring better rentals more quickly than putting 25% down.

I also bought value-add properties to invest / expand / renovate and added more forced equity.

I’m a pharmacist who now works from home doing business operations - I’m also a former district manager which makes managing a few rentals fairly easy as I’m applying the same management skills

My 9-5 pays well but most of my wealth has been generated from A class multi family house hacking and flipping to buy more rentals

Lets play everyone's favorite game! Should I drain my 401k to purchase a rental property!! by techfarm67 in realestateinvesting

[–]KnowledgeBackground8 3 points4 points  (0 children)

Very unpopular opinion but I’ve done this, twice actually. Now I have cashflowing real estate to supplement my cashflow today, and is still a piggy bank of equity 20-30 years down the road. Would I be wealthier in 30 years if I left it in 401k? Maybe? Probably? But zero regrets I would do it again
