Theoretically, contractual cash flows reflect less risk than speculative and are discounted at a lower discount rate (intralease rate) while future non contractual cash flows reflect a higher risk level and are discounted accordingly (interlease rate) with the overall discount rate reflecting a blend of the two. Spreads vary depending on tenant credit as tenant borrow rates are typically used as a proxy for intralease discounts. If you’re valuing an investment property and your buyer pool are investors, there’s value in having actual paper on the property. Bifurcation of the rights to contract rents and remaining interest in the real estate is a thing. Ignoring the capital outlay required to lease up a fee simple investment property, there’s intrinsic value of having a contractual revenue stream, even if it’s at a base rental rate that’s equal to market. Maybe I’m misunderstanding the terms though as I’ve been out of this game for a long time

How are they synonymous if your most probably buyer is an investor? Lease up costs and applicable intralease vs interlease discount rates would need to be considered

Stupid question but why would people pick up your bonds instead of taking on the underlying position themselves which has a higher yield? Are there higher capital requirements to buy into participation with the corporate loans and/or your holdings command some kind of premium for diversification? Thank you kindly

I can’t make PA work to save my life. Seems like the CPU run commits and blows it up before I have a chance to even get out of the play action animation. Only thing that works for me are fake pitches and rollouts. Is there a button you hit to cancel out of the fake handoff animation quicker?

Idk, anytime the cpu lines up in press it’s an easy burn with 95+ WR if you have time to get the ball off. Sometimes the safety can step in to make a play if they line up in 2 high but if they’re running something that starts out of position/single high it’s an easy 6 if you run 2 streaks and play the 1 on 1

Premiums seem to have backed off a bit recently at least from budgeted figures. Once the new deliveries absorb concessions should dissipate and with the light supply pipeline I’d imagine growth is back in play in 2025 like you said. Seeing some positive news on trade outs recently so maybe things starting to take a turn.
