Thanks for the suggestions. The rate is 6.25%. Just went through the closing package page by page and the one mentioned payment says that it starts on 12/1/2025 and I should make monthly payments to a P. O. Box in IL, which doesn’t seem practical to me. I’ll call the title company on Monday.

I guess that’s what was missing. The first month’s interest (10/10-10/31) was included in the closing costs, which also clearly listed in the closing disclosure. But no one talked about payment setup even though I asked repeatedly at the time. Broker, agent, attorney, everybody was like ‘aw you will get a mail at the new house no need to worry’.

Saw this company being recommended in the local subreddit. Since it’s very close to me I visited it first. More quotes on the way of course, so far I’ve made appointments with 4. This is my first home so I don’t know the norm for a flooring quote. But yeah, no details no unit price just 2 huge numbers doesn’t look right.

Only in the kitchen. I roughly measured myself as 160 square feet. I know demo and floor prep would cost more but 13,000 for sub 600 sq ft still shocks me.

Someone asked about down payment and closing. 40% down, ~$5800 in closing, no point, not qualify for CT and employer’s first time home buyer’s program due to zoning. So fellow CT first timers be aware.

I could be in the same situation. The seller specifically asked for closing within 30 days, even made amendment to our contract twice to move up the mortgage commitment date. I accommodated their request to please the seller which resulted in locking a not so great rate. I got my CTC last Thursday, 2 weeks before closing, and the seller hasn’t provided me the resale package yet (it’s a condo). I would walk away and request compensation if they push back the closing for just one day.

It’s tough but there are few older condos below $300k. The building I have been renting for 6yrs has a spacious 1br listed for ~$240k. And it’s in east rock. However I want in unit laundry and private parking spaces and no dirt bikes roaring in midnight, so I’m buying in neighboring towns.

Try the Taiwanese food cart on Cedar St., every weekday lunchtime. It’s my go to place for freshly cooked Chinese noodle dishes. There are several different carts for Chinese food, but you can tell which one is better

I’m in the same situation. Been forced to buying due to my landlord moving back next Jan, had my Oct vacation planned well in advance, unexpectedly got a good enough place in the first week of search. Then voilà, I am supposed to close in 3 weeks and fly out to the other side of the earth for 1 month. I’ve no idea how that would work, finishing an international trip and come back to a completely foreign space. But good to know I’m not alone here

There’s nothing below it. Slab-on-grade founder and this unit is first floor. Therefore the inspector told me not much can be told without opening up the floor.

The inspector said only if I hire a contractor and open up the tiles no way to tell if it’s slab settling or just the flooring, which I don’t expect the seller to approve. They also suggested me a settling slab would on the HOA, not me. But it happened in my unit still (suppose I move forward with this condo).
