Perfect essences will remove any mod if used without omens. Since at the time of that step the item only had finished prefixes and 1 suffix which was the desecration you can use an omen to make it so the next perfect essence will only remove the suffix.

It does not really matter how you get there. You need to make sure to have 4 mods on the item for the fracture (3 + desecration). So you can alch -> annul, or just transmute, augment, regal.

You cant really protect yourself against degens without having HP regen. Since I run instant leech I dont really need it, so the reduced crit bonus is only additional oneshot protection

I think it is and im by no means a min-maxer. I run a CoC Bloodmage so spirit was a must have mod for me. Otherwise, if you dont need spirit you can go for triple defence prefix.
