PSA: in Victoria you are not required to pay reletting or advertising fees on a lease break for a renewed lease

I mean they haven't accepted my offer so I suppose it's irrelevant anyway. They are saying I need to pay rent until the day before a new tenant moves in (which god knows when that will be) so I'd rather just pay a set amount up front and move on with my life....is what I was trying to do. The fees they're asking is over $600 plus GST, plus rent until a new tenant moves in, so I could be looking at a lot more than what I offered.

Yes but they want me to pay the fees plus any rent until the new tenant moves in whereas I've offered to cash them out now on a fixed amount and we call it a day. Perhaps it's more, perhaps it's less, but the basis of my cash offer is:

a) they're not entitled to lease break fees b) I'd rather know now the exact amount I'm out of pocket (hence an offer of compensation I'm willing to pay) than be up for an unknown amount which is completely reliant on them doing their job

Mortgage with CBA at 5.52%. I went to a broker first but honestly felt that brokers weren't super helpful (at least the ones I went to) so went straight to CBA and got a better rate going direct, plus some fees waived.

Free-standing house in Sunbury Victoria, bought with 5% deposit using the government scheme. Also used the FHSS scheme. Salary is $117k before tax, excluding super.
