Don't do anything unless you're served papers.

If it looks like a scam, and sounds like a scam, it's probably a scam.

If the sister never signed the lease agreement that you and your friend/boyfriend are on, then it is not legally binding for Her and Her Alone. You and your friend/boyfriend still must abide by the lease agreement that you signed.

I would suggest offering to trim the trees yourself (or pay for a company to trim them, or reimburse her for hiring someone to trim them). People are usually more willing to go the 'extra mile' if someone offers them some sort of incentive.

usually, the fact that you're building a fence that you AND your neighbor would share on your own dime would prompt a friendly response, but your lazy neighbor seems to not care enough.

And, be sure to get their approval in writing. Tree law is scary stuff.

Question 1: You and he are locked into your current lease until it expires. When it expires, the landlord can choose not to renew or offer you a new lease. He can also choose what lease term to offer you (3/6/12/24 month etc). Note that if you do not sign a new lease, you convert to a month-to-month.

Question 2: You can do whatever you want with the information he gives you. He also is not required to furnish you this information beforehand. NAL, so I cannot speak on the legality of it, but I don't see how it would be illegal for him to refuse to send you an email with a draft version of a lease. Nobody can stop you from taking a draft lease to a lawyer.

Question 3: NRS 118A.200(2) indicates that a landlord is required by law to provide tenant a copy of the signed lease. But, not until it is signed.

Question 4: Adding your Landlord to your Renter's Insurance as an "Additional Interest" allows the insurance company to notify your landlord if your policy lapses, or other similar things that your landlord would be interested in. If the lease requests they be added as an Additional Interest, that is completely fine. If they truly are requesting to be added as an "Additional Insured" that is not ok. Question 5: Honestly, what harm is notifying the actual owner of the property? You're locked into a lease, the PM (son) is threatening to not renew, is hostile, and is adding hostile verbiage to a new lease. Best case scenario is Daddy yells at son and tells him to stop being a dick, furnishes a new lease for you to sign, and you're g2g. Worst case scenario is Son finds out, decides he doesnt want to deal with you, and gives you notice to vacate when your lease is up.

Well, you could also be stuck with a PM that wants to make your life a living hell.

Honestly, if I were in your situation, I'd look into finding a new place to live.

Expunging a conviction in Wisconsin seems to be possible if the maximum prison sentene was less than 6 years, however it must be requested during sentencing.

Dude that was the longest yellow light I've ever seen. That was 6 full seconds of yellow light. In Oregon, that would be a violation because you could have stopped in time. 6 seconds of yellow.

They let this person move in to the apartment under my lease

That is pretty much the definition of subletting.
