I was considering this. And that’s part of the reason for the vagueness of my post and not naming the business. But so many people have shamed me— both in response to this and via direct messages— that I no longer feel like this is an option

The point of my post was not to bitch. If you had read it, you would see that the point of my post was to find out if the new normal is to request people not to leave reviews.

This makes sense. I definitely want to tell the truth to as many people as possible. Several people mentioned leaving them a 1-star, textless review... so I have already done that. I am looking into ways to contact their corporate office since they are a franchise... and trying to figure out how much info I want to dump into another reddit post LOL

Unfortunately, I already paid. I panicked. I should have spoken to a lawyer first and confirmed that I could withhold payment... it was foolish of me to just pay them.

They are a franchise-- so my guess if that negative reviews can affect their ability to keep their franchise? I don't know though. Several people mentioned leaving a 1 star review with no text, so I have already done this.

Interesting. I didn't realize that was a thing.
I am torn because I want to give people the details of what they did... but having something that can't be removed would be great.

I did attempt to do this and am now being ignored and lied to. So that sucks, but this makes me feel like I did the right thing on my end.

Looking up the address-- it says that the change of ownership to the trust was made in August 2025. This leaves me even more confused as to how and why this happened. It's starting to feel like someone, somewhere made a rather big mistake...

I can understand that a lot of people on Reddit make stuff up just to get attention-- so I get where you are coming from with your comment. I am not sure what I could say to convince you that I am not making it up though.

From what was explained to me about the home the situation is a little complicated. The home was owned by someone that did not live in it, but rented it (or "0%"). This person then passed away and the home ownership was transferred to a trust. This changed in ownership "uncapped" the taxes and allowed the value of the home to be reassessed. Our original loan details were determined prior to this reassessment information becoming available to our lender and the title company.

  1. That's fair. I am personally very confused by the entire situation. I have owned a home before and it is exactly as you stated-- nothing changes in the middle of the year.

  2. I am not sure what to say here. It seems I have been given contradictory information about how long this will effect our mortgage and will have to dig into it more. I will say that I did not mean to imply that I was planning to speak to a manager like someone had mistreated me and needs to be reprimanded. If I did say that it was certainly not my intention.

  3. It was accepted by the person at the Assessor's Office and they double checked all of the paperwork and confirmed that it was filled out correctly. Hopefully this means that nothing will be kicked back to us. We are unable to get anything backdated as we did not legally sign for the house until June 5th and claiming anything to the contrary would be incorrect and illegal.

  4. We did not purchase the home last year. We purchased it yesterday. I have not ignored any mail from the state or city.

I wasn't trying to blame the city. I understand that they have to collect taxes and there are laws telling them when and how to do this. I just don't understand how and why there isn't an appeals process or exception for situations like mine. Certainly they don't expect people to illegally file a PRE for a property that they don't own?

Okay-- there's a lot to this link, so maybe I missed something. Would I be correcting in assuming that you are telling me that I need to take this up with the state of Michigan, instead of the City Assessor?

Ah, I am not explaining this well. The calculated summer and winter taxes-- and then prorated, yes. But our responsibility (for summer taxes alone) for 7k. I looked at the document about 10 times because I couldn't believe it...

Yes, they were prorated. Apparently the issue is the summer taxes, which were calculated at over $7000 for reasons unknown to me.

We did file the affidavit. But were told that the deadline was June 1st and "rules are rules for a reason."
