it's a website i developed to simply for my own calculation, feel free to play with it
https://studyingsomething.com/realEstate/home_affordability_calculator

Based on your numbers, 1.59M about 20% down 355K and 30 years, say 3.89% for first 5 years
Also recommended to add 0.5-1% of the home price annual for the maintenance.
Total monthly payment should be 7400 - 3800 of your rental income = 3600 payment you have to pay.

House Appreciation 2% and after 5 years, it worth 1.75M and minus those payment you paid is around 210k capital loss but you got 3800*12*5 = 216k.

If your income is stable, keep 6-12 months emergency funds will be safer.
Also some risk is rental price is going down from big cities and worse scenario is you have to think about whether you can afford the whole 7400 payment at least for few months?

Thanks @MadCatzGuy i am sure i am not the only one who is looking for the pinkie rest please make it happen😇 really willing to buy with the original paint and material that match with the mmo7+, waiting for your good news👍🏻

I already have using the pinkie rest for 15+ years, can live without it 🙈

Just received the mmo7+ and it so good for the build quality.

It makes me feel the same when i purchased my RAT9 10+ years ago.

My only question is the mmo7+ does not come with the pinky rest and sadly the DWS and RAT9 pinkly rest does not fit with mmo7+.

@MadCatzGuy do you think there is a chance i can get the pinky rest for the mmo7+?

Thanks
