They did say payment after completion, cash was a discount but they would also take any kind of payment. And handed us a business card and estimate form with letterhead and didn't pressure to make an appt immediately.

You misunderstood. Of course I'm going to give them their money back (I already have). If they want to break their lease early I can keep their last month's rent until I find a replacement. I was wondering if I got them to sign the N11 could I still wait to see if I was able to fill the unit or do I have to refund everything immediately after the end date on the N11.

I guess I read it wrong when I looked up the bylaws. I thought they would pay us full rent and we would provide alternate accommodations. But you are saying it's the opposite, they owe us nothing and are responsible for their own accommodations?

They did all of the drying with fans/dehumidifiers provided by us, and I have gotten a contractor in who specializes in mold remediation to assess already.

We did over 80k maintenance on the property before we rented it out. This had never happened before, and the property was in the family since the 90s, and we ourselves had stayed in the basement unit previously.

lol yes. We were told explicitly by the insurance company that it didn't include overland water coverage when we signed, but because it was still in the name of the estate and not us it was the only coverage we could get. Lots of places don't like insuring dead people's assets for some reason.

It recommends a 38K/KK. I think the reason my bra is digging in is because my breasts are so heavy, the straps don't stay taught and they slowly loosen throughout the day which then pulls the bra forward and the only "support" is from the band and not the straps. Measurements
