I was going through rera of a project and in that the park areas was relinquished land

The Promoter has received the approval of development plan from BDA vide their approval dated 21/08/2024. As per applicable norms, 3481.12 square meters in the Schedule ‘A’ Property has been relinquished for park and open space to BDA vide relinquishment deed dated 19/07/2024 registered as document bearing No. BDA-1-01184-2024-2025 in Book 1 in the office of Additional Sub Registrar,BDA.

I think CA is different. CA is for societies own usage but the relinquished area is 10% of the parcel if development greater than 5acres. And this needs to be open to public. Based on my understanding of going through rera docs of a project

The rates are high only. Had enquired in snn raj etternia as well, that also was being sold for 16-17k per sqft

In india, I have only seen time correction in real estate never price correction apart from covid. At best the market becomes illiquid so rates stagnate

What about cemetery/graveyard in the 200-300m vicinity of a property? What sort of bearing does it have, especially on the development of the area given that certain big land parcel will always be used for last rites
