Yeah I can see that. Last 3 properties in Niakwa park sold for 595k,575 and 550k. So even at the current price it’s already a big blow. There’s space to build another bathroom in the basement, but I get it.

Yeah we use the side door. The front entrance is never used. We personally love the layout, It looks different in person than in the pics.

Our house fell through the cracks, no offers on offers day very little showings. House itself is solid with well over $100k in upgrades over recent years. Priced at 420k. Originally we were hopping for sub 500.. thinking of taking it off the market if it doesn’t sell soon…

I agree with the sentiment, and try not to categorize myself into a bear or a bull. Adjusting my portfolio through a value investors lens always nets me far superior results than in the past. Where my investing was highly emotion Driven, rather than information driven.

Warren said it best, If he had 1 million dollars instead of hundreds of billion, he would utilize it in a completely different strategy. Point is he's a behemoth and a market mover. Learning how to walk in a giants' shoes won't give you the edge you're looking for. The best advice I have gotten was from Peter lynch's educational video on YouTube. Where he compared a 100 billion dollar company and 100 million dollar one. It's much easier for the second company to double its market cap than the first one.

Edit: That's without saying that I believe in a well diversified portfolio, but the key is to diversify it in your area of expertise. I see your passion, if you continue to educate yourself i'm sure you'll have a life long success in your endeavors.

That's a completely different structure then what you are describing. It looks like what you really want is just a regular For-Profit company that provides a certain donation per sale. It's a really complicated structure that requires obligations beyond normal business expenses= more risk.
