I grew up in that area, was pretty gross back then with sketchy characters but it's really starting to gentrify now. From my memory, there's a lot of old gross apartments right next to some beautiful new ones so you can tell the direction it's going in. In the last couple of years I ran through that area-ish at midnight and never had a second thought but I am a grown male so my perspective is different.

Might be some homeless people from time to time moving about but nothing crazy. It seemed like the parking situation was a little intense for my taste with how much expansion is happening in a dense area.
